In this competitive buyer's market, it's imperative your listing stands out. Here are some things you can do to make a buyer choose your property:

Start packing. Put away all your personal belongings incuding family photos, refrigerator artwork, and at least half of your decorations. Your buyers need to be able to picture themselves living in the home.

Do a thorough cleaning. Making your home sparkle adds appeal. Don't forget those windows!

Fix the obvious. If your hallways and corners are nicked or scuffed, do a little touch up to freshen your home's look. Complete all minor repairs of items that would otherwise turn buyers away.

Hire a professional stager. Professional stagers have that special talent to showcase your home's positive attributes. A staged home can sell faster, and for more money, than a similar home that's not staged.

Suspend nightly rentals. If you rent your condominium or townhome out on a nightly basis, suspending your rentals ensures buyers can get into your property to view it. If they can't view it, they can't buy it.

Hire a pro-active agent with a solid, proven marketing plan.
Here's what I do to get homes sold:

  • Price your property competitively to draw as many buyers as possible, without underpricing the property & selling you short
  • Provide a thorough and detailed listing to the Mammoth Lakes and the Bishop Multiple Listing Services
  • Post your property to Realtor.com as an upgraded Showcase Listing, complete with visual tour, plus additional postings to several other popular real estate websites, including my own
  • Contact all your neighbors by phone or postcard to ask if they know anyone who would be interested in your property
  • Contact all my past clients and prospects, plus people in my circle of influence, to tell them about your property
  • Provide classified and other print advertising as needed
  • Hold open houses as appropriate, including our local broker/agent caravan
  • Promote your property at our weekly company meetings
  • Create a comprehensive features list and flyer for other brokers to use when showing and selling your home
  • Provide additional exposure through a professional sign on the property.
